In addition, "If a tenant abandons his
property before his lease is over he is liable for
rent whether or not he has informed the
landlord that he intends to leave." At any time
that a tenant does not pay his rent, "the
landlord may take possession of, and possibly
sell, whatever property is necessary to pay the
rent." But only a sheriff or other law officer
can actually break in and take the property.

Under sublease, you are responsible for any
"wrongful acts" committed by the residents of
the apartment. In either case, written
agreements should be signed by all parties.
