Written Lease

The pamphlet recommends getting any lease
in writing for protection. In drawing his own
lease, the tenant should be sure to include the
specific length of the lease, a listing of what is
covered by the lease (description of property,
utilities and furniture included, rights to the use
of yards and parking areas), and the amounts
and due dates of the deposit and rent.

The booklet also states, "In most cases, you
are responsible for returning the premises in the
same condition you received it less the normal
wear and tear." It recommends drawing up a
checklist of any defects present at the time you
move in, in order to avoid unnecessary
expenses. A copy should be given to the
landlord and, if possible, signed by him.
